Related cashes out of the 191st Street project
An ownership change on 191st Street, a fight with the state over building safety, and two free things at the mall.
Related Group is out of Aventura City Center. BH Group and Apollo Companies bought out Related's stake in the 4.5-acre site at 2999 NE 191st Street, in a deal reported July 7 — the parcel just south of Aventura Mall and near the Brightline station, where BH and Related paid $51 million in 2022 for the property and launched sales for Viceroy Residences Aventura in early 2025. The approved plans call for a 23-story multifamily building with 248 units, a 13-story Marriott-branded hotel with 153 rooms, and retail across both buildings, 26,000 square feet of it. The residential tower is planned with a pool deck, fitness center, clubroom, coworking space, spa and pet amenities. The hotel gets its own pool and fitness center, plus a rooftop lounge, lobby bar and meeting space. Put the two lists side by side and the shape of the thing emerges: a building where you can work, and a building where you can drink about it. The Aventura View office building on the site would remain. In 2022 the pitch was Class A offices; now it's residences and hotel keys.
The rest of the pipeline is moving too
The City Center handoff isn't the only thing in motion here. Adam Neumann and Canada Global's Flow multifamily project at the Aventura Corporate Center was approved in June for increased density and height — the polite phrasing for taller and denser than what was previously on the table. GrowIn Group, a newly formed real estate firm, is making its development debut in the area with plans for two 32-unit condo buildings in the Ojus neighborhood. Three separate ownership groups, three separate sets of plans, one small city absorbing all of it at once.
RIMOWA is coming to Aventura Mall
RIMOWA is coming to Aventura Mall. The luxury luggage brand will sell premium luggage and travel accessories there, and for now that is the whole of it — a name attached to a building, not yet a storefront you can walk into on a Saturday. It is also a fairly precise read on the room: a suitcase brand looking at this particular mall and deciding yes. Announcements like this one usually surface well before the paper comes off the windows, which is its own kind of local news.
City Hall pushes back on a state building report
The Miami Herald reported Wednesday that Aventura officials dispute a state building-safety report. The phrase from city officials, and the one the Herald ran in its headline, was "zero unsafe structures." The city is on one side of that report and the state is on the other.
All 48 jerseys, on display Friday
Friday the mall puts up the 48 Nation Jersey Experience: a free display of all 48 national-team jerseys, plus a World Cup photo experience and official merchandise. Free, at a shopping center, is a rare configuration — an exhibit you can walk through without a transaction anywhere in it. Bring a kid who has strong opinions about kits, or go alone and quietly rank them yourself. Either way you come out with something to argue about at dinner, which is most of what a World Cup summer is for.
Free storytime at Rainbow Valley this morning
Rainbow Valley Storytime runs at 10 a.m. today at the Rainbow Valley Playground inside Aventura Mall — a complimentary 30-minute interactive reading for young families. Thirty minutes is the right length for this age bracket, and 10 a.m. on a Thursday is the right hour: after breakfast, well before the nap negotiation, and early enough that the playground hasn't hit full volume. If you were already heading over, it costs nothing to arrive twenty minutes sooner and let somebody else do the reading voices.
